Laguna del Mar

Laguna del Mar is a 5* luxury resort that will consist of over 6,000 new homes. The resort is located in the Puerto Peñasco area of Mexico's west coast which is widely regarded as the most beautiful in the whole of South America. An example of the payment structure is as follows:
Purchase Price - £100,000
Deposit (30%) - £30,000
Less 15% Founder Member's Discount - £15,000
Deposit Payable up to Completion - £15,000
Balance on Completion - £70,000

Exit Strategies

 

With expected capital appreciation in the area of at least 25% per annum, by the time you need to complete on your investment, you will be able to get 100% LTV mortgage.

If you want to realise your profits earlier you will be able to transfer your contract to another investor at any time during the build process either through Resort Group or through another agent of your choice. Using this strategy would mean there would be no need to complete therefore no need to obtain a mortgage!

 

Exchange Bond

 

The developers at Laguna del Mar have also agreed to except an Exchange Bond in place of the 15% deposit. The Exchange Bond works by the the bond provider issuing the developer a bond in place of a cash transaction, meaning the only money you have to part with is a small premium (approx 5.6% p.a.) payable to the bond provider adding further security to your purchase! Example below:

 

- 2 bedroom Apartment - $290,000

- 15% discount - $

-  15% deposit - $43,500

- Premium = ($43,500 x 5.6%) x 2 = $4,872

- Instant ROI = $43,500 - $4,872 = $38,628 or 792%!

 

You then have nothing to pay until completion in 24 months during which you can sell on the contract at any time making a substantial profit! Research also indicates that property prices are increasing some 10% p.a.
